Charleston is officially getting a Four Seasons, but the part that really caught my attention is not the hotel.

It’s the private residences.

The Four Seasons Private Residences Charleston will bring just 36 residences to the heart of downtown, combining one of the city’s most desirable locations with the service, convenience, and amenities the Four Seasons brand is known for.

For the right buyer, this could be a really compelling alternative to owning a traditional downtown home.

You still get the walkability, the restaurants, the history, and the lifestyle that make Charleston so special, but with a much more turnkey ownership experience.

And that matters, especially for second-home buyers.

Owning a historic Charleston property can be incredible, but it also comes with upkeep. With a branded residence like this, the appeal is having a home here that feels easy. You can come and go, enjoy the city when you’re here, and have a team in place while you’re away.

The residences are expected to offer access to Four Seasons-level services and amenities, including concierge support, wellness spaces, dining, and rooftop features, all within a very limited collection of homes.

And with only 36 residences planned, there is also a scarcity factor that makes this project especially interesting from a real estate perspective.

Of course, the Four Seasons name alone does not automatically make something a smart purchase.

At this level, I would want to look closely at the ownership structure, fees, what is included, resale potential, and most importantly, how it compares to the other luxury options available in Charleston.

Because if you are shopping at this price point, you have choices.

A historic home South of Broad, a waterfront property, a luxury condo, or a branded residence can all offer completely different lifestyles.

The question is not just, “Is the Four Seasons beautiful?”

It is, “Does it make sense for how you want to live in Charleston?”
