Why Listing a House Isn't Enough Anymore
For a long time, real estate was simple.
Put a sign in the yard, throw the listing on the MLS, schedule a few showings, and wait for an offer.
Those days are gone.
The reality is that today's buyers aren't driving around neighborhoods looking for yard signs. They're scrolling Instagram at lunch, watching videos before bed, searching Google, and browsing homes from their couch. If your home isn't showing up where buyers are actually spending their time, you're missing opportunities.
One of the biggest mistakes I see sellers make is assuming that once a home is listed, the job is done.
In reality, that's when the work starts.
Every home deserves its own marketing strategy. A downtown luxury property should not be marketed the same way as a family home in Summerville or an equestrian property on Johns Island. Different buyers are looking for different lifestyles, and the marketing needs to speak directly to them.
When I take on a listing, my goal is not simply to put it on the market. My goal is to put it in front of the right people.
That means professional photography, video content, social media campaigns, targeted advertising, email marketing, website exposure, and creative strategies designed to get as many eyes on the property as possible.
I don't believe in the "list it and leave it" approach.
While a listing is active, I'm constantly looking at what's working, what's not working, and how we can create more exposure. Sometimes that's a new video. Sometimes it's a different angle in the marketing. Sometimes it's reaching a completely different audience than we originally expected.
One of my favorite examples is a Downtown Charleston property that had previously sat on the market for over a year with another agent. After repositioning the branding, updating the marketing, and creating a new strategy, we had it under contract in just six days.
The house didn't change.
The marketing did.
In a market where buyers have more options and more information than ever before, exposure matters. Presentation matters. Strategy matters.
Anyone can put a home in the MLS.
The difference is what happens after that.
